Radon gas is a naturally occurring, radioactive gas that has no color, odor or taste. It forms in the breakdown of uranium in rock, soil and water. Radon gas will penetrate cracks in floors, construction joints, and/or gaps around pipes and sump pumps. Once inside structures, exposure to high radon levels over time damages lung cells and will cause lung cancer. Safely giving it an exit from the property so it can dilute in the air is your safest and healthiest option.

Not necessarily. A neighbor's high radon level means your local soil has radon-producing geology, putting your area at risk, but indoor levels vary widely house to house based on unique foundation cracks, ventilation, and air pressure. Testing your home's levels is the only way to know for sure if you need a mitigation system or not.

The structural PVC vent pipe in a radon mitigation system can last for decades (often 20-50+ years) but the electronic inline exhaust fan, on average, last about 8-10+ years. At Radon Pros, in common situations, we offer a 5-year warranty on your system, lowered radon levels and the fan. *A service charge may incur for fan replacements.

Yes, radon system fans are designed to run continuously, 24 hours per day, 7 days per week but don't worry! Our fans are quiet so you shouldn't hear it unless there's a problem. because radon gas constantly emits from the soil beneath a foundation, the fan must maintain a constant vacuum (negative pressure) to vent the gas safely outdoors. Turning the fan off allows radon levels to build back up quickly.

The U.S. Environmental Protection Agency (EPA) and groups like the American Lung Association suggest retesting your home for radon every 2 years. Regular testing ensures that shifts in soil, weather, or home settling have not raised gas concentrations to dangerous levels. 

Even after a home has a mitigation system installed, yes, it is possible for radon levels to come back or rise again. Levels naturally fluctuate day to day and season to season due to changes in the weather, barometric pressure, and ground moisture. A broken mitigation fan, new cracks in the foundation or home remodeling can also cause radon to return.

To check if your radon mitigation system is working, inside your home, locate and view the U-Tube Manometer, attached to your system's pipe. The colored liquid inside should be uneven (one side must be higher than the other). If the fluid levels are even or at 0, the fan is not creating suction and therefor, not pulling the radon gas out and away from your home. The exterior or attic fan can also be a variable so making sure the fan is indeed on and spinning and/or not making noises is a good sign your system is working.
